One firm holding the whole sequence.

Jobs usually slip in the handovers: the plumber finishes, the tiler is booked for a week later, the electrician comes back twice. Holding the trades in one firm is what removes those gaps, and it is the reason a refurbishment with us has one running order and one number to call.

    Visit and measure

    We look at the actual rooms — access, services, what is behind the walls, what has to be moved and what has to stay.

  2. 02

    Itemised quote and running order

    A price broken down by room and trade, with the order the trades will run in, so you know what happens in which week and what you have to have chosen by then.

  3. 03

    Strip-out and first fix

    The messy half. Services moved, openings formed, everything photographed before it is boarded over.

  4. 04

    Finishes and hand-over

    Tiling, joinery, flooring and decoration, then snagging. You get the hidden-stage photographs and any electrical certificates at the end.

Most of what we refurbish was built before 1930 — terrace, mansion block or post-war conversion. Nothing in those buildings is square, level, or where the last trade said it was.

Do you handle the whole property, or just one room?

Either. A single bathroom and a whole-house refurbishment run the same way; the difference is the length of the programme and how many trades are on site at once.

What happens when you find something unexpected?

On older London property you will find something. You hear about it the day we find it, with what it means for the price and for the programme — not in a bill at the end.

How long will it take?

It depends on the size of the room and what we find behind the walls, which is why we do not guess down the phone. The quote comes with the running order, week by week, so you know which trade is in when and what you have to have chosen by then.

Do I need to book separate trades?

No. Plumbing, tiling, joinery, decorating and general building are held by us, and we bring in certified electricians for notifiable work. There is one programme and one firm responsible for the result.

Can you give me a price over the phone?

A range, yes. A written price, no — not until we have seen the room. Send a photo and your postcode on WhatsApp and we will tell you the ballpark and whether it needs a visit. The itemised quote follows the visit.

Do you cover my postcode?

We are based in Notting Hill W11 and work across West and Central London: W2, W4, W5, W6, W8, W9, W10, W11, W12, SW1, SW3, SW6, SW10, NW6 and NW10. If you are just outside that, call anyway — for bigger contracts we travel further.
