01ServicesTen trades, one firm

Building services
in West London.

Everything below is done by our own people, or by trades we have used for years and stand behind. If a job needs something outside this list we will say so rather than learn on your house.

01Kitchens

Kitchens

A kitchen is a plumbing job, an electrical job and a joinery job that happen to arrive in flat packs. We take the room from strip-out to a working kitchen: services moved and tested, the floor levelled, units set out and scribed, worktops templated, splashbacks tiled and appliances connected.

  • Strip-out and disposal of the old kitchen
  • Moving waste, feeds and circuits to the new layout
  • Floor levelling and floor covering
  • Unit assembly, setting out and scribing
  • Worktops, upstands and splashbacks
  • Appliance connection and test

02Bathrooms & wet rooms

Bathrooms & wet rooms

Most people find us through the bathrooms. Tiling and brassware are what you see; tanking, falls and fixings are what decide whether the room is still sound in ten years. We photograph that stage before it goes under the tiles.

  • Full strip-out back to brick or stud
  • Tanking and waterproofing to wet areas
  • Level-access wet rooms and linear drains
  • Large-format porcelain and natural stone
  • Concealed cisterns, frames and wall-hung sanitaryware
  • Backlit niches, mirrors and extraction

03Plumbing

Plumbing

First and second fix plumbing across the whole property, not just the room being refitted. If the pressure is wrong or a waste has no fall, we sort that before anything gets tiled over.

  • Hot and cold pipework, re-runs and re-pipes
  • Waste, soil and soil-vent connections
  • Concealed cisterns and frames
  • Showers, valves and pumps
  • Radiators, valves and towel rails
  • Leak tracing and repair

04Electrical

Electrical

Lighting, sockets, extraction and fixture installation as part of the wider job, with certified electricians for notifiable work and the certificates issued at hand-over.

  • Lighting circuits, downlights and LED strip
  • Sockets, switches and data points
  • Extraction and humidity-triggered fans
  • Fixture and appliance installation
  • Certified electricians for notifiable work
  • Certificates issued on completion

05Flooring & tiling

Flooring & tiling

Engineered oak, herringbone, LVT, porcelain and natural stone, set out from the centre line of the room rather than the doorway, on a floor that has been levelled and primed first.

  • Substrate preparation, levelling and priming
  • Engineered oak and herringbone
  • LVT and click systems
  • Porcelain, ceramic and natural stone
  • Acoustic and thermal underlays
  • Underfloor heating over-boarding

06Painting & decorating

Painting & decorating

Most of decorating is preparation — filling, sanding, caulking and lining. The paint goes on last and takes the least time of any of it.

  • Plaster repair, filling and sanding
  • Caulking and lining paper
  • Brush, roller and spray finishes
  • Wallpaper, including pattern matching
  • Woodwork, doors and staircases
  • Exterior masonry and joinery

07Refurbishments

Refurbishments

Whole-property and single-room refurbishments run as one programme, with one person accountable for the sequence. Because we hold the trades ourselves, nobody on your job is waiting on another firm’s diary.

  • Whole-house and flat refurbishments
  • Single-room refits
  • Void turnarounds for landlords and agents
  • Loft and dormer fit-out
  • Fitted joinery and wardrobes
  • Programme, sequencing and hand-over

08General building

General building

The structural and carcassing work that sits under everything else — openings, partitions, plastering and carpentry.

  • Stud partitions and metal stud
  • Structural openings and steels
  • Plastering, boarding and skimming
  • First and second fix carpentry
  • Staircases, doors and architrave
  • Making good after other trades

09Roofing & exteriors

Roofing & exteriors

Slate and tile roofs, membranes and battens, lead flashing, gutters and the front elevation. Most leaks start at a flashing or a valley rather than across the whole roof, so that is where we look first.

  • Slate and tile re-roofing
  • Breathable membranes and battens
  • Lead flashing, valleys and soakers
  • Dormers and roof windows
  • Gutters, fascias and downpipes
  • Render, masonry paint and repairs

10Repairs & emergency maintenance

Repairs & emergency maintenance

For landlords, agents and managing companies: attendance for leaks, failures and make-safe work, with a photograph of the fault and the fix.

  • Leaks, bursts and make-safe
  • Lock, door and window repairs
  • Blockages and drainage
  • Reactive repairs across a portfolio
  • Void turnarounds and clearances
  • Photograph of fault and fix with every visit

11Questions we get asked

Services, answered plainly.

Do I need to book separate trades?

No. Plumbing, tiling, joinery, decorating and general building are held by us, and we bring in certified electricians for notifiable work. There is one programme and one firm responsible for the result.

Can you give me a price over the phone?

A range, yes. A written price, no — not until we have seen the room. Send a photo and your postcode on WhatsApp and we will tell you the ballpark and whether it needs a visit. The itemised quote follows the visit.

How long will it take?

It depends on the size of the room and what we find behind the walls, which is why we do not guess down the phone. The quote comes with the running order, week by week, so you know which trade is in when and what you have to have chosen by then.

Do you cover my postcode?

We are based in Notting Hill W11 and work across West and Central London: W2, W4, W5, W6, W8, W9, W10, W11, W12, SW1, SW3, SW6, SW10, NW6 and NW10. If you are just outside that, call anyway — for bigger contracts we travel further.
