Most of what we work on is Victorian or Edwardian terrace, mansion block or post-war conversion — W11, W8, W2, W6 and SW6. Buildings where nothing is square and the last trade’s work is a surprise.
Most complaints about builders are about not knowing what is happening.
They are rarely about craftsmanship. They are about who is coming on Tuesday, why the tiler has not started, what the extra cost is for, and whether the thing behind the wall was done properly or rushed.
We deal with that by writing the sequence down before we start, by holding the trades ourselves so there is nobody to blame in the gaps, and by photographing the work at the stages that get covered up.
You get an itemised quote, a running order, and one number to call. If something changes on site — and on older London property it does — you hear it from us the day we find it, with what it means for the price and the programme.
At hand-over you get the photographs of the hidden stages and any certificates for notifiable work. That is the record you would want if you sold the place five years later.

Four things we say no to.

Tiling over a wall we have not tanked.
If someone else prepared it and we cannot verify it, we will re-do that stage or decline the job. -
Prices given down the phone for work we have not seen.
We will give you a range and be honest that it is a range. The written quote comes after the visit. -
Taking on more than we can staff.
If we are booked, we will tell you when we are free rather than start your job and disappear. -
Notifiable electrical work without a certificate.
Certified electricians, certificates issued at hand-over. No exceptions.

Can you give me a price over the phone?
A range, yes. A written price, no — not until we have seen the room. Send a photo and your postcode on WhatsApp and we will tell you the ballpark and whether it needs a visit. The itemised quote follows the visit.
How do I know the work behind the walls was done properly?
We photograph the hidden stages on every job — tanking, first fix, falls to the drain, fixings — and hand the photographs over at the end, along with certificates for any notifiable electrical work.
Do I need to book separate trades?
No. Plumbing, tiling, joinery, decorating and general building are held by us, and we bring in certified electricians for notifiable work. There is one programme and one firm responsible for the result.
